Revitalizing Pacific Palisades: Crest Real Estate’s Role in the 15113 W. Sunset Blvd. Mixed-Use Project
When the devastating Palisades Fire tore through parts of Pacific Palisades in January 2025, it left behind more than charred buildings — it left a community in need of thoughtful rebuilding and renewed vibrancy. One of the sites profoundly affected was the commercial property at 15113 West Sunset Boulevard, a once-active corner that had stood as part of the neighborhood’s everyday life. Now, thanks to collaborative vision and strategic expertise, Crest Real Estate is proud to have played a meaningful role in transforming this corner into a dynamic mixed-use project that brings new life back to the heart of the Palisades.
The proposed development at 15113 W. Sunset Blvd. calls for a three-story building that will include six residential units — a mix of studios, one- and two-bedroom homes — above approximately 2,500 square feet of commercial space at ground level. In addition, modern mechanical parking lifts are planned to maximize limited space while meeting local parking needs.
This new structure isn’t just about replacing what was lost. It’s an intentional investment in a neighborhood that values walkability, community connection, and architectural integrity. The design honors the scale and character of Pacific Palisades while providing much-needed housing and neighborhood-serving uses along Sunset Boulevard.

Crest Real Estate: Guiding the Vision from Concept to Approval
Crest Real Estate served as a key consultant on the 15113 W. Sunset project, working closely with the lead developer, Keyes Real Estate, and the architecture firm DesignARC. Our role brought critical strengths to the table:
Strategic Development Advisory
We helped refine the project’s vision to balance residential density with commercial vitality — creating a mixed-use concept that aligns with both community needs and planning policy. Through in-depth market analysis and development strategy, we positioned the project to deliver value for residents, businesses, and future tenants.

Planning & Entitlement Support
Navigating Los Angeles’ planning process can be complex, especially for a site impacted by natural disaster and requiring special incentives. Crest Real Estate provided seasoned guidance on the entitlement strategy, including advising on density bonus incentives that allow the project to exceed baseline zoning limits in exchange for community benefits — like reserving one unit for very low-income households. This adjustment strengthens the project’s social impact while advancing its feasibility.

Facilitating Collaboration
Success in real estate often depends on building consensus. Crest coordinated across key stakeholders — from architectural teams to city planning officials — ensuring the vision for 15113 W. Sunset Blvd. remained cohesive and responsive to community priorities. Our role helped streamline communication, anticipate concerns, and maintain project momentum.

Looking Ahead
As the application now moves toward formal review by the Los Angeles City Planning Commission, Crest Real Estate continues its commitment to seeing this project through to its next milestones. We are honored to contribute to a development that embodies resilience, neighborhood-focused design, and sustainable growth — revitalizing a pivotal corner of Pacific Palisades and creating a place where people can live, work, and connect for years to come.
