Crest’s 2315 S. Oakwood Avenue Project Featured in Urbanize LA
Crest is pleased to share that 2315 S. Oakwood Avenue, a new multifamily project in Venice for which we are handling entitlements, was recently featured in Urbanize LA.
The project will replace two single-family homes on Oakwood Avenue with a new four-story residential building of 12 two- and three-bedroom homes. Larger unit types like these are in short supply on the Westside, and the project brings family-sized housing to a walkable neighborhood just blocks from the beach, Abbot Kinney, and Venice’s commercial corridors.
2315 S. Oakwood Avenue is being pursued under California’s density bonus program, which allows a larger building than the underlying zoning would otherwise permit in exchange for setting aside affordable homes. Two of the 12 units will be reserved for Very Low Income households, so the project adds both market-rate and affordable housing on a site that currently holds only two homes. The application has been filed with the Los Angeles Department of City Planning, and the design includes parking for eight vehicles at street level.

The building was designed by Los Angeles-based architecture firm Arterberry Cooke, whose contemporary low-rise design fits the scale and character of the surrounding neighborhood.
Projects like this show how thoughtful use of state housing incentives can unlock new homes on small infill lots across Los Angeles. Crest is proud to guide 2315 S. Oakwood Avenue through the entitlement process and looks forward to sharing updates as the project moves ahead.
